These Terms of Service ("Terms") govern your use of www.chiaropropertysolutions.com, the Chiaro Investor Network and related services offered by Chiaro Property Solutions, LLC ("Chiaro Property Solutions," "we," "us," or "our"). By using our website or services, you agree to these Terms.
About Our Services
Chiaro Property Solutions connects off-market real estate opportunities across Greater Tampa Bay, Sarasota, Manatee and surrounding Florida markets with local investors. Opportunities may be offered by assignment of contract, joint venture or similar arrangement and are not necessarily owned by Chiaro Property Solutions.
Eligibility and Accounts
You must be at least 18 years old to use our services. If you create a Chiaro Investor Network account as a Buyer Partner or Deal Partner, you agree to give accurate information, keep your login private and tell us about any unauthorized use. We may approve, limit, suspend or close any account at our discretion.
Property Information and Buyer Due Diligence
Property information, including asking prices, bed and bath counts, square footage, flood zones, photos and estimated values, is provided by third parties and has not been independently verified. It is provided as reported and may contain errors or change without notice. Buyers are solely responsible for their own inspections, title review, survey, permitting, insurance and flood determination, HOA and municipal research, valuation, renovation budgeting and financial analysis before committing to a purchase. We make no representation or warranty about after-repair value, renovation cost or potential return. Availability is subject to change, and nothing on our website is an offer to sell, a solicitation, or legal, tax or investment advice.
Confidentiality of Inventory
Inventory shared through the Chiaro Investor Network, our inventory sheets and deal emails is confidential and provided for the sole use of approved members. You agree not to republish, market or share our inventory, property addresses or deal terms without our written permission, and not to contact sellers or contract holders directly to go around us.
Deal Submissions
If you submit a property to us, you confirm you have the right to share it and that the information is accurate to the best of your knowledge. Submitting a deal does not guarantee we will publish or market it. Pricing, compensation, marketing and buyer communication are agreed with you before anything goes out.
SMS / Text Messaging Terms
Program: Chiaro Property Solutions, LLC text messages. When you opt in through our website chat widget or forms, you agree to receive text messages from Chiaro Property Solutions, LLC about off-market property opportunities, deal updates, promotions and offers, appointment scheduling and replies to your inquiries.
Frequency: Message frequency varies.
Costs: Message and data rates may apply.
Opt out: Reply STOP at any time to cancel. You will receive one final message confirming you have been unsubscribed.
